*It is really on the edge of our property search area so a good distance from family and work.
*The huge hills would be a huge undertaking to be able to use the land on the left side of the creek.
*The right side is almost all in the flood zone.
*The creek isn't quite as big as we wanted and may dry up almost completely during the winter.
