We bought a townhouse to flip and I financed the property w my IRA(Individual Retirement Account). That's right, I didn't use ANY BANKS to buy this property. In order for me to have lasted from 2004 through the ups and downs of this turbulent real estate market until today, I had to figure out several different methods of FINANCING. Using banks just wasn't in the cards for me because after the 2008 crash, I lost so many houses to foreclosure, banks wouldn't loan me any money!
So today we're going inside the townhouse to see the condition because I haven't seen it since we bought it and I want to see how much stuff was left for me to clean up. We'll also go over the numbers so you know our forecasted profit along with the reno and my what expenses should be on this property. It's all just my best educated projection because markets change and I do my best to be as accurate as I can.
